The price of the villa includes a swimming pool, landscaping, air conditioning, built-in wardrobes, kitchen, plumbing, and an integrated Smart Home system. For the convenience of customers, installments are provided for the entire construction period (12 months) with a phased payment schedule:

- 28% - when signing the contract
- 15% - after the foundation is built
- 15% - after completion of the frame work
- 15% - after the walls and roof are built
- 10% - after floor cleaning, cleaning and installing window systems
- 10% - after installing built-in furniture and doors
- 5% - when handing over the finished villa
Two property registration options are available in the Layan Lucky Villas project: Leasehold and Freehold.
Leasehold suitable for foreign citizens: the plot is leased for a long-term period of 30 years with the possibility of extending it twice for 30 years, and the villa itself is registered as full ownership.
Freehold is available to Thai citizens as well as foreign citizens who purchase land through a registered Thai company in which a foreign citizen is its director.
